Waterproofing a basement: what actually works
Most basement leaks aren't leaks. They're failures of drainage, vapor management, or hydrostatic pressure. Here's how to tell which one you have.
Before any drywall goes up in a basement, the water has to be solved. Not 'sealed' — solved.
We start with a full exterior assessment: grading, downspouts, foundation seal, soil composition. Most water problems begin five feet away from the wall they show up on.
Interior drainage systems — a perimeter drain to a sump — are the backstop, not the front line. They protect against the storm that wasn't supposed to happen.
A finished basement is only as good as the assumption the wall behind it can stay dry. We don't finish a basement until we believe that assumption.
